How to Register your Short Term Rental in Lenox Massachusetts
Lenox has adopted a short‑term rental registration process that works alongside the Massachusetts room‑occupancy (STR) rules. Read this post to understand what Lenox requires and what you must do at the state level so you can get your property registered and get to hosting as quickly as possible.
Important Facts
State registration required: All short‑term rental operators in Massachusetts must register with the Department of Revenue (DOR) through MassTaxConnect and obtain a Certificate of Registration for each property. (https://www.mass.gov/info-details/room-occupancy-excise-tax)
Town registration required: Lenox requires local registration; the process is coordinated through Land Use / Planning and the Building Inspections office. You must complete the town’s local registration and receive a local registration/certificate before or soon after beginning operations. Types / permitting: Lenox recognizes multiple STR categories (Entire Dwelling, Guest Rooms, Accessory Dwelling Unit). Entire Dwelling or ADU STRs may require a Special Permit under the town bylaw—confirm with the Planning/Building offices.
Inspections & safety: The Building Inspections Department will schedule building/fire/health inspections per state and local codes; the Building Commissioner has up to 60 days to schedule inspections and may issue a temporary permit if not scheduled in that timeframe.
Night Cap: Short term rentals in the town of Lenox are allowed to be rented 75 nights per calendar year, with a special use case permit issued increasing this number to 110 nights per calendar year if approved
Taxes & posting: You must collect and remit applicable room occupancy excise and any local option taxes per DOR guidance, and post your DOR Certificate of Registration at the property. (https://www.mass.gov/info-details/room-occupancy-excise-tax)
Operational Requirements
Proof of registration with the Massachusetts DOR (MassTaxConnect) and the DOR Certificate number.
Local registration/certificate issued by the Town of Lenox
Documentation of the STR type
Passed Building/Fire/Health inspections and any required Certificates of Occupancy for the STR type.
Standard safety gear: working smoke & CO alarms, fire extinguishers, clear egress, posted emergency instructions
If you use an intermediary (Airbnb/VRBO/manager), provide your DOR certificate number to them so taxes link to the correct operator record.
Step by Step Registration Process
Pre‑check eligibility
Confirm the property is not deed‑restricted or otherwise excluded, and review whether your planned STR type (Entire Dwelling, Guest Rooms, ADU) requires a Special Permit. (https://lenoxplanningboard.wordpress.com/registering-your-short-term-rental/)
Decide who will manage
Choose whether you will self‑manage or hire a local manager/operator.
Register with Massachusetts DOR (MassTaxConnect)
Create or update your MassTaxConnect account, register as an operator, and obtain a Certificate of Registration for each property you will rent (you’ll use this certificate number in town registration and provide it to any intermediary).
Start Lenox’s local registration
Begin the Lenox online registration process managed by the Land Use / Building Inspections team. Have ready: your contact info, STR type, number of bedrooms, proof of primary residence if required, and your DOR Certificate number.
Special Permit (if applicable)
If your STR is an Entire Dwelling or an ADU operating as an STR, apply for the required Special Permit as noted in the Lenox bylaw. Follow the town instructions for submitting materials to the Planning/Zoning authorities.
Inspections
The Building Inspections Department will schedule inspections for building, fire and health code compliance. Provide the documentation requested and correct any deficiencies. The town notes the Building Commissioner has 60 days to schedule an inspection; if it is not scheduled in that time a temporary permit may be issued.
Finalize registration & receive certificate
Once you’ve met state and local requirements and passed inspections, you will receive a Lenox registration number/certificate. Contact the Town Clerk or Building Inspector as instructed to obtain the registration certificate to display at the property.
Maintain, collect taxes, and renew
Keep MassTaxConnect registration current, collect and remit room occupancy excise and any local taxes per DOR rules, renew your local Lenox registration as required by the town, and follow any limits or operating conditions set by your local registration or permit.
